The property is bound to the east by the Belfast-Dublin main railway line and the A1 dual carriageway and to the west by Chancellors Road. The northern and southern boundaries are bound by green fields.

Newry City Centre is situated 1.5 miles to the east. The surrounding area has a mix of agricultural lands, residential properties and light industrial units.

The subject property, consisting of 22 acres, forms part of zoning NY69. This zoning consists of 48 acres (19.46 hectares) of land at Chancellors Road, Newry which is identified for economic development within the Banbridge / Newry and Mourne Area Plan 2015 (see item 1 right).

Outline planning approval was granted on 30 January 2020 under application LA07/2019/0934/O for industrial units and an associated access road (see item 2 right).

Under the planning conditions, the application for approval of the reserved matters shall be made

to the Council within three years of the date on which the permission was granted (30/01/2020) and the development, hereby permitted, shall be begun by whichever is the later of the following dates: (1) the expiration of five years from the date of this permission or (2) the expiration of two years from the date of approval of the last of the reserved matters to be approved.

Approval was granted for both category B2 light industrial use and B4 storage or distribution use.
